Long Term Lease


Long term lease means “residency right until August 9th, 2054". Inside SBFZ ownership/title of the land is not allowed. Therefore other condominiums inside SBFZ also sale their units in the form of “Long term lease”. (The term of the residency depends on the Condominium.)

In the Philippines, you can live on your pension even it's difficult in your country. Not only economic reasons, but also because of its genial climate, the Philippines is recommended destination for retirees. If the unit has the tenants (Yearly rental customers) upon acquiring the unit, the unit owner can stay in the unit after expiring of the yearly rental contract. However, the owner can receive the monthly rental fee while the tenants stay in.





Investment
Unit owner, lessee of long term lease, can stay in the unit, needless to say. Additionally, the owner can lease out the unit as investment. Thus, until your retirement, you can lease out the unit to get income and move in Poco A Poco after retirement to enjoy your relaxed second life or just stay in Poco while winter season of your country and lease out while you do not use. The owner can make effective use of the unit. SKS Subic Property Management and Consultancy, inc. can assist you. SKS Subic issues bills and collect monthly rental fee and utility fees, attend to inquiries and complains (such as repair request of appliances and furniture) remit income to owner with income report.

Special Resident Retiree's Visa
If you are interested in moving in to SBFZ, you can apply for the Special Resident Retiree's Visa (SSRV) issued by the Philippine Retirement Authority (PRA). SRRV is a special resident, non-immigrant visa with multiple entry/indefinite stay privileges. Poco a Poco is accredited by PRA. Please check PRA's website for more details.
